The Buyer's Counsel

The Buyer Broker Difference

Buying a home is one of the largest and most significant financial decisions you will make in life.  The process is long and often confusing, with many opportunities for mistakes and rushed decisions.  All too often, real estate agents or brokers may not always be acting in the best interests of the buyers since their loyalties may be elsewhere.  A traditional or seller agent must act in the best interest of their seller or brokerage.

At The Buyers’ Counsel, we work directly alongside our clients, providing our industry experience and guidance through every step of the home purchasing process, including:

  • Arranging property showings
  • Assisting with financing
  • Explaining all forms, contracts and agreements
  • Providing counseling on the entire home buying process

In addition, we provide services that a traditional real estate agent or broker would not, such as:

  • Preparing a thorough property value study
  • Representing buyers on all kinds of residential properties, including MLS, bank-owned, for-sale-by-owners and new construction.
  • Promoting and protecting the interests and rights of the buyer at all times
  • Advising the buyer on the quality of the home, even pointing out reasons not to purchase
  • Researching property history, neighborhoods and abutting land
  • Negotiating price and terms in favor of the buyer
  • Providing inside information to enhance the buyer’s  bargaining position
  • Withholding private information about the buyer’s financial situation

After the offer has been accepted we provide these additional services:

  • Recommend a thorough home inspector
  • Attend the home inspection
  • Renegotiate for problems uncovered by the home inspection
  • Recommend a real estate attorney
  • Work in conjunction with the attorney during the purchased and sale process
  • Coach and conduct the buyer in a final walk-through
  • Attend and monitor the closing procedure

We act not only as a buyers’ advocate, but also as an insider expert, offering detailed information on every property visited.  Such information includes the following:

  • Public record of the property
  • How many days on the market
  • How its price compares to other recently-sold properties
  • List of homes sold in the same area, including their list and sale prices
  • Tax assessments and tax bills

This information is vital to making an informed, knowledgeable purchasing decision.

In our effort to help you find the best home for your individual situation, we are able to point out important home features to consider – even those that reflect on the property negatively.  Because we work solely in the interest of buyers, we are specialists in locating, evaluating and ultimately negotiating the absolute best home purchase for our clients.

The Buyers’ Counsel does not take property listings since this would present a considerable conflict of interest.  Traditional brokerages typically offer their agents higher commission percentages on homes they are currently listing.  As a buyer’s advocate, our goal is not to sell you a home, but rather to provide valuable consultation services to help you search for a home that best suits your needs and expectations.

In addition to providing full buyer broker service we also offer a substantial home buyer rebate saving you thousands of dollars on your purchase.
